Here’s a list of WHAT needs to happen, and WHEN, for most downsizing projects. Are you ready to embark on a smooth transition? Then get a grasp of what steps you need to take to clear out your home, get it ready to go on the market, and move.

Downsizing Order of Events
Immediately
- Finalize new housing
- Hire Realtor to sell your home and choose listing date
- Declutter and stage your home* (Fast-track option below)
- Realtor creates MLS listing, takes photos, creates floorplan
During Listing Period
- Schedule viewing times with your realtor
- Your Realtor presents any offers
- Accept an offer
- Set the closing date
Once You Sell
- Book move day and moving company
- Sell or donate items you won’t keep
- Pre-pack non-essential items to “keep”
Before the Move
- Remove remaining donations, hauling and recycling
- Finish packing personal and essential items except for “Load Last” items
- Close or transfer accounts with all utilities, Change of address
- Ensure you have keys to new home
Moving Day
- Pack “Load Last” items
- Supervise movers during loading and unloading
- Unpack essential items
Post-Move
- Unpack and set up new home
- Clean old house
- Lock up and give old keys to realtor
- Sign selling documents
